What is a SIRS Inspection?

A Structural Integrity Reserve Study (SIRS) is a legally mandated evaluation for condominium and cooperative buildings in Florida with three or more habitable stories. It’s a visual inspection combined with a financial plan to assess major building components, their remaining useful life, and anticipated costs.

Under Florida law (SB-4D / HB-913 and statutes), affected associations must complete a SIRS at least once every 10 years

Florida SIRS & Legislative Updates

  • The initial SIRS deadline for many associations has been extended to December 31, 2025 under HB-913. Building Mavens+2UES – Grounded In Excellence+2

  • The law clarifies the concept of “habitable stories” (excluding non-habitable garage floors from the count). Building Mavens+1

  • SIRS now require a baseline funding plan and stricter reserve funding rules for structural items. Building Mavens

  • For budgets adopted on or after January 1, 2025, associations must use the SIRS findings as the basis for allocating structural reserve funds.

Who Should Get a SIRS?

  • Condominium or cooperative buildings with three or more habitable stories.
