Structural Integrity Reserve Studies
Ensure your building’s safety, compliance & financial stability
What is a SIRS Inspection?
A Structural Integrity Reserve Study (SIRS) is a legally mandated evaluation for condominium and cooperative buildings in Florida with three or more habitable stories. It’s a visual inspection combined with a financial plan to assess major building components, their remaining useful life, and anticipated costs.
Under Florida law (SB-4D / HB-913 and statutes), affected associations must complete a SIRS at least once every 10 years
Why SIRS Matters
✅ Compliance & Avoid Penalties – Non-compliance could put boards at legal risk under Florida statutes.
✅ Protect Residents & Property Value – Identifies structural issues early, preventing costly repairs and preserving value.
✅ Smart Financial Planning – Provides a funding roadmap so associations can budget effectively for future repairs.
✅ Transparency & Trust – After inspection, associations must share the study with unit owners and notify the DBPR.
What Components We Inspect
As required by Florida SIRS guidelines, we visually assess:
Roof systems
Structural elements (load-bearing walls, primary structural members, framing)
Fireproofing & fire protection systems
Plumbing systems
Electrical systems
Waterproofing, exterior painting, sealing systems
Windows and exterior doors
Other elements exceeding a deferred maintenance cost threshold (e.g. > $10,000) if failure affects structural integrity
Our SIRS Process
Document Review – Evaluate architectural plans, existing reports, and property history.
On-Site Visual Inspection – Licensed professionals inspect all structural and functional elements.
Condition Analysis & Life Estimation – Estimate remaining useful life, identify deficiencies, prioritize repairs.
Cost & Funding Plan – Prepare recommended reserve funding schedule to meet future needs.
Report & Board Presentation – Deliver final report and help present findings to the board and owners.
Revisions & Follow-Up – Make adjustments based on feedback and support during implementation.
